A Contemporary Arts & Crafts House


This substantial replacement dwelling in Hertfordshire stands on a fabulous hilltop site, tucked away down a private lane.

It is considerably larger than its predecessor, which had been extended a number of times, losing its cohesion and efficiency and lacking sympathy for context.  

Through a careful Pre App process, CGA secured full consent at the first attempt, with minimal conditions.

 This forever home provides a flexible base for an extended family, accommodating large numbers of children and grandchildren whilst still feeling homely and intimate for two.

 The house respects the defining qualities of the Conservation Area without resorting to a straightforward replication of a 19th century design. It relies on a steeply pitched and dominant roof, combined with tall stacks, meticulously detailed brickwork in a bespoke, handmade mix, bronze windows and key features clad in fine-jointed stonework. There is a playful asymmetry reminiscent of the Arts & Crafts style.

 

 

The interior is arranged around a dramatic, three storey stair and gallery, with flowing, hand-carved hardwood handrail and dramatic, pendant lighting. Principal rooms connect with the wonderful gardens. Layouts have a restrained, dignified order. A hard-working ‘back of house’ comprising pantry, boot room, laundry and dog room compliments a generous kitchen, opening onto a broad terrace and ornamental pond.

Finishes are carefully chosen throughout, reflecting the architecture but never losing sight of the owners’ personalities and family history.

Ancillary ranges provide car parking, offices, playroom, storage and greenhousing.

Though broadly traditional in its appearance, the house is resolutely modern in its performance. It has excellent insulation and build quality, ground source heat pumps, heat recovery, a PV array and storage batteries. The house is ‘A’ EPC rated.
